We will be auctioning 5 Tracts of land on Friday, October 3rd starting at 10 a.m. at the American Legion Hall, 2016 W. Main St., Sedalia at 10 a.m.
The Personal Property Auction will be held the next day, October 4th at Thomas Rd starting at 10:30 a.m. Directions to Thomas Rd Personal Property Auction on Saturday: From La Monte Mo. Take Hwy 127 S. to Rt. Y. Right onto Thomas Rd. The Farm is on the left (at Tract B).
Tract A Consists of 202+/- acres and boarders Muddy Creek on its western side. This tract offers a large amount of tillable creek bottom ground. There is access off of Highway Y and Main St. Rd., only ½ a mile off 127.
Tract B Consists of 50+/- acres with the home, machine sheds and grain bins. This tract is just west of Thomas Rd. and offers good pasture and partial fencing.
TRACT C Consists of 74.5+/- acres which is mostly pasture land including 1 larger pond and 2 small ponds. This tract is east of Thomas Rd.
TRACT D Consists of 58.6+/- acres which would make a beautiful building site with mature trees. A good balance of wood and pasture land. This tract has frontage on Highway Y and Mahin Rd.
TRACT E Consists of 90+/- acres and boarders the Muddy Creek on its southern side. This tract offers a large amount of tillable creek bottom ground and good pasture ground. Lots of road frontage on Highway Y.

REAL ESTATE TERMS and CONDITIONS: The Acreage amounts being advertised are provided by Pettis County Accessor Office Records. 5 (Five) percent of purchase price to be paid into escrow on the day of auction. Truman Title, Inc. Sedalia Branch will be the escrow agent. Buyer must be preapproved by their lender and have a pre-approval letter from Bank to present to Gratz Real Estate & Auctioneering on day of auction. Buyer must sign a sales contract prepared by legal counsel the day of the auction. Closing will be held on or before 45 days. The cost of the title insurance will be split equally between the buyer and seller. Taxes will be pro-rated at closing. Owner agrees to give possession and clear title at closing.
